The number one repair issue that most homes on a crawl space face is moisture and mold. Remember the M&Ms when you work with buyers and sellers.
If the home owner will not do a pre-home inspection insist on a crawl space inspection. 50% of the time there will be an M&M issue that is better caught before the home goes under contract.
The good news is that even the most severe mold issue can be remediated and the cost if found early is not astronomical and may save a contract. Once a buyer is spooked by finding mold a high percentage will try to get out of the contract even if the seller is willing to remediate.

Cute. In FL we don't have many homes with crawl spaces though. Only the older homes have them, and they're mainly located on the peninsula (near the ocean)
M&M can be a huuuuggggeee problem especially when selling a home (ok its a huuuuuuuggggggeeee problem regardless as it has many health issues related to it). My parents looked at a home that had water in the basement up to the top step with huge mold polyps floating on top, went to the 2nd story opened a closet door, inside wasn't finished, mold polyps growing all over inside of it. Bank (it was foreclosed) was asking $125k (it was in a good area with about an acre, normally about 250-300 k home). Anyways my parents offered 85k and were going to bulldoze and rebuild... silly bank declined the offer and a year later sold it for 25k lol
Sometimes you will only get a small amount of mold from a poorly vented crawl space. It can be remedied very easily.
Here on Cape Cod we have various levels of "quaint Cape musty odor" in many homes. Sometimes it is mold and sometimes it is just old.
